<p>Once you have selected the ideal building site, you will want to compliment  it with nothing les than the ideal home. The design, the quality of the  materials, and the expertise with which they are assembled are obvious  considerations when it comes time to choose a builder. These are the areas in  which we excel.</p>
<p><strong>Flexibility in Design</strong></p>
<p>The home plans illustrated in this booklet are intended to spark your  imagination! Our professional in-house staff is equipped with the latest  computerized drafting systems. We can prepare precise dimensional drawings for  everything from modified standard plans to elaborate custom designs.</p>
<p><strong>Freedom of Choice</strong></p>
<p>Our Complete Home Package includes all the materials and labor to fashion a  finely-crafted home.</p>
<p>If you truly wish to handle everything from the ground-up, already own your  building site, or prefer to purchase land elsewhere, we are pleased to offer Log  Packages for any of our standard plans, or for a plan of your own design. Our  Log Packages contain the logs of your choice, adhesive and assembly hardware,  posts and beams for basic roof and porch framing, ceiling paneling, and interior  wood flooring. Unlike costly, pre-cut log “kits,” these random-length packages  allow the flexibility to make on-site plan modifications, such as altering  windows and relocating doors. In many cases we can even help you secure the  services of reputable contractors to handle any phase of construction with which  you may require assistance.</p>
<p>Please see our standard materials and specifications listing on page 24 for  more details on what is included in our home construction packages, and refer to  a copy of our Standard Plan Price List for Log Package pricing.</p>
<p>We also build conventional frame home utilizing large, exposed timber beams  and our exclusive log siding, which is designed to match all our log styles. Our  framed homes are often more economical to build than a typical log home, yet  provide all the benefits of our innovative plans, top-quality materials and  expert craftsmanship.</p>
<p><strong>Simplicity in Financing</strong></p>
<p>No construction loan is necessary when you purchase a Sisson Company homesite  and home package. This saves you closing costs and interest, as well as  considerable inconvenience.</p>
<p>When building on private property contractors generally require a short term  fund from which to draw material and labor expenses as incurred. If you borrow  that money, you pay interest on the loan while the home is under construction.  Once the home is complete, the short-term loan must then be converted to a  mortgage. That means another approval process and yet another round of closing  costs.</p>
<p>We enjoy a tremendous working relationship with a number of banking  organizations in our area and will be delighted to assist you in securing the  financing and terms you require.</p>
<p><strong>The Finest Materials</strong></p>
<p>Before the first nail is driven, our crews assemble the highest quality  materials available. All of the conventional products we employ,  pressure-treated lumber for decks, oriented, strand board, asphalt roofing  shingles and the like-conform to applicable industry standards and are generally  manufacturer-warranted. We use only UL-listed fixtures and install them in  accordance with relevant codes. Of course, when it comes to building material,  anyone can shop the local lumber yard. Our Sisson, Dupont &amp; Carder logs and  wood products truly set us apart.</p>

Griffin back in 1968, developing distinctive              mountain home communities has been an integral part of our business.              Sisson Company offers an exceptional variety of prime north Georgia              homesites. These may be found from remote locations near the rugged              Cohutta and Rich Mountain wilderness areas to readily-accessible sites              near the towns of Blue Ridge and Ellijay. We are not a real estate              agency. Each parcel of land we sell is our own selected and developed              with the best interests of our customers in mind.</p>
<p><strong>Respect for Nature</strong></p>
<p>The preservation of environmental quality is a top priority when                we plan a residential development. We always encourage our prospective                customers to take a leisurely drive though one of our communities.                We would like all to witness the care we take to build each and                every home in harmony with the natural surroundings.</p>
<p>It is our practice to replant vegetation that is displaced by road                building, and to promptly hydro-seed areas of disturbed earth as                a mean to prevent erosion. Appropriate measures are taken to protect                streams from silt. No trees are felled during the preparation of                a building site unless their removal is absolutely essential for                the construction of a home. Our experienced crews take a careful,                sensible approach to grading for the foundation and driveway, striving                to tread lightly and limit disruption to the landscape. Upon completion                of a home, all construction debris is removed fro the site.</p>
<p>Of all the developers in this region, we stand virtually alone                in our support of environmental protection legislations. Our philosophy                is simple: This our home, too, and we want to be certain that the                beauty of and environmental integrity of the area is maintained.</p>
<p><strong>Simplified Utilities</strong></p>
<p>Buying unimproved land can be a financially risky proposition if                all potential cost factors are not identified prior to the purchase.                Connecting utility lines, obtaining a potable water source, installing                a septic system, and grading a driveway and building site add up                to a potentially significant expense. In many instances, the total                cost of these items may exceed the price paid for the land.</p>
<p>Municipal water systems are rare in north Georgia. Consequently,                most residents obtain their water from private wells or springs,                either of which can be troublesome and costly to maintain. That                is why we build central water systems in each of our communities.                Much like a municipal grid in design, these systems eliminate the                cost and bother of maintaining individual wells and pumps.</p>
<p>The price of a Sisson Company home and land package includes a                tap onto the water system, the installation of a septic tank, and                electrical and telephone wiring to the home. (Power and telephone                companies do levy a new account fee.) It is important to remember-as                some have discovered too late-that the cost of the above essentials                are usually not included in the quoted price of rural land.</p>
<p>Cable television service is available at many of our homesites.</p>
<p><strong>Extra Touches</strong></p>
<p>Before our job is done, the driveway is graveled, plants native                to the area are placed around the house and mulched with pine bark                or pine straw, and a split-rail accent fence is built. Each of these                landscaping features is included in the package price of a Sisson                Company homesite and home.</p>
<p><strong>Investment Safeguards</strong></p>
<p>Each community we build is protected by common-sense environmental,                architectural and lot size covenants. For example, size and appearance                standards govern the erection of new structures, the subdivision                of lots is prohibited, and limits are placed on the removal of healthy,                standing trees. These guidelines provide peace of mind while protecting                the value of your investment.</p>
<p>Purchasing land where o such codes exist leaves you unprotected                from neighboring activities which could prove detrimental to the                value of your property.</p>
<p>If you have no plans to build in the immediate future but wish                to purchase a Sisson Company homesite right away, you would be making                a secure investment which will surely appreciate in value.</p>
